Fire crews say an elderly disabled man and his son had a lucky escape after a fire swept through their home in Exeter.
Devon and Somerset Fire and Rescue Service were alerted in the early hours of Saturday morning after students living nearby saw the blaze take hold.
The two men were found by firefighters at the back of their house in Well Street near the city centre. They were treated for the effects of smoke inhalation before being put up at a nearby hotel.
The cause of the fire is being investigated.
