New figures show house prices in the north west have risen faster than any other region in England.
Property website Rightmove says asking prices in March have jumped by 2.2% month on month, surpassed only by Scotland (3.3%).
However, the national average price tag on a home is 0.8% lower than it was a year ago.
Across Britain, the average asking price for a home in March stands at £302,002, the company said.
Buying activity remains cooler than usual, with hesitation as some buyers await a more settled political climate.
